The process

What a full re-roof
actually involves.

Whether your roof is 30 years old or 100, the process is the same — strip everything back to the timbers, fix any underlying issues, and build it properly from scratch. Every re-roof we do gets new breathable membrane, new treated battens, and new tiles or slate. We photograph the structure before it's covered up so you can see exactly what we found and what we did.

1

Survey & scaffold

Free quote first, then scaffold goes up before we touch the roof. Always included in the price.

2

Full strip

Every tile, slate and felt removed down to the bare timber structure. Nothing is skipped.

3

Timber inspection & repair

Every rafter, ridge and wall plate checked. Rotten or damaged timber replaced before we move on.

4

Breathable membrane

Modern breathable underlay laid across the whole roof — proper ventilation built in from the start.

5

New treated battens

Fresh pressure-treated timber battens throughout, fixed correctly to suit the tile gauge.

6

Tiles or slate

Concrete, clay or natural slate fitted to British Standard — eaves trays, dry verge, correct lap.

7

Ridge, lead & details

Ridge tiles bedded or dry-fixed, lead valleys dressed, all flashings finished before scaffold comes down.

FAQs

Questions about
re-roofing in Leicester.

How long does a re-roof take in Leicester?

Most semi-detached and terraced houses across Leicester take 3–5 days from scaffold up to scaffold down. A larger Victorian or Edwardian property — common in LE2 and LE3 — with a steeper pitch or more complex detailing may take a full working week.

When we come out to quote, we'll give you a realistic timescale based on what we actually see on the day.

How much does a re-roof cost in Leicestershire?

A typical three-bed semi starts from around £3,500–£5,500 for concrete interlocking tiles, rising to £6,500–£12,000+ for natural Welsh or Swithland slate, depending on the size and pitch of the roof.

Every property is different — the scaffolding alone varies considerably across Leicester's range of terraces, semis and detached houses. The only accurate number is a free, no-obligation quote from Adam.

Do I need scaffolding for a re-roof?

Yes — always. Safe working at height requires proper scaffold. It's also the only way to do the job properly: you can't handle full packs of tiles or slates off a ladder.

We organise scaffold as part of the job and it's factored into the quote you receive — no surprise additions once the work is underway.

Can you re-roof in conservation areas in Leicester?

Yes — it's one of our specialisms. We've re-roofed listed properties, conservation area terraces and period houses across LE1, LE2, LE3 and into the wider county.

We know what Leicester City Council's conservation officers typically require, and we can source matching materials — including Swithland and Welsh slate — to satisfy planning conditions. If you're in a conservation area and unsure what you need, give Adam a call first.

What's the difference between a re-roof and a repair?

A repair fixes a specific problem — a handful of slipped tiles, a small leak, a failed flashing. It's cost-effective when the rest of the roof is sound.

A re-roof is a complete rebuild — stripped back to the timbers with new membrane, battens and covering. If the original felt has failed across the roof, or there are widespread cracked or porous tiles, repeated repairs typically cost more over 10 years than doing the job properly once. We'll always tell you honestly which one you actually need.

What roofing materials do you use for re-roofs?

We work with the full range — concrete interlocking tiles (Marley, Redland), clay plain tiles, Welsh slate and Swithland slate. The right choice depends on the property: conservation areas often require natural slate to satisfy planning conditions, while a post-war semi typically suits a quality concrete interlocking tile.

Where you're matching an existing material — particularly on a semi or terrace where the neighbour's roof is visible — we'll source as close a match as possible.

How long will a new roof last?

A properly installed roof with quality materials should last 30–60+ years. Swithland and Welsh slate, properly laid on sound timbers, can last well over a century — which is why there are still original Victorian slate roofs across Leicester today.

Because we replace the membrane and battens on every re-roof, the whole build is renewed — not just the surface covering. That's the difference between a re-roof that lasts 15 years and one that lasts 50.

Do you cover Hinckley, Loughborough and surrounding areas?

Yes — we work across the whole of Leicestershire. Our base is in Dane Hills, Leicester, so we're well placed for the whole county: Leicester city, Glenfield, Oadby, Syston, Anstey, Wigston, Blaby, Earl Shilton, Hinckley, Loughborough, Coalville and the surrounding villages.

If you're not sure whether we cover your area, call Adam and he'll tell you straight.
