How we re-cover
a flat roof.
Most flat roof problems come down to age — bitumen felt has a lifespan of 15–20 years, after which blistering and cracking let water in. The fix is rarely a patch: once the felt has deteriorated, a patch repair will fail elsewhere within months. A proper re-cover strips everything back, checks the decking and drainage, and installs a modern system that will last 25–50 years depending on the material chosen.
Survey & drainage check
We look at what's there, check the falls (the slope that drains the roof), inspect the decking underneath and advise on the best system for the building and budget.
Strip and deck inspection
Old felt, chippings or existing covering removed. Decking inspected — rotten or damaged boards replaced. Falls corrected if needed with tapered insulation.
Insulation (if required)
Where thermal performance is being upgraded, rigid insulation board is fitted before the new waterproofing goes on. This is increasingly expected on building regulation work.
Waterproofing layer
Depending on the system specified: torch-on SBS felt (two layers), EPDM single-ply rubber, or GRP fibreglass. Each has its uses — we'll advise which suits your roof.
Trim & upstands
Lead or aluminium trim to all edges, upstands to any walls or parapets taken up at least 150mm and properly flashed. This is where cheap jobs fail — we don't skip it.
Outlets & finish
Drainage outlets checked and cleared, chippings or walkway boards reinstated if specified, site cleared and left clean.

What's the best material for a flat roof?
It depends on the application and budget. EPDM rubber is the most popular modern choice — it's extremely durable (25–50 year life expectancy), fully bonded, and handles thermal movement well. Torch-on SBS felt is reliable and cost-effective, especially for larger areas. GRP fibreglass is rigid and gives a very clean finish on smaller roofs and details. We'll recommend the right system when we look at the job.
How long does a flat roof last?
Old-style bitumen felt: 15–20 years. Torch-on SBS felt: 20–25 years. EPDM rubber: 25–50+ years. GRP fibreglass: 20–30+ years. Lifespan also depends on drainage — a flat roof that ponds water will always fail sooner. We check and correct the falls as part of every re-cover.
My garage roof is leaking — do I need a full re-cover?
Probably, if the roof is over 15 years old. A patch on failed felt typically holds for a season at most. But we'll always look first and tell you honestly — if a localised repair will genuinely fix it, we'll say so.
Do flat roofs need building regulation approval?
A like-for-like re-cover usually doesn't require building regulations approval. If you're adding insulation (upgrading thermal performance), building regs may apply. If it's on a house extension, it almost certainly will. We'll let you know what applies to your specific job.
How much does a flat roof replacement cost?
A standard single-garage roof in EPDM typically starts from around £700–£1,200 depending on size and access. A larger extension or house flat roof will cost more depending on square meterage, system specified and drainage requirements. Adam will quote you an exact figure after looking at the job.
Can you fix the drainage at the same time?
Yes — and we always check the falls and outlets as part of every re-cover. If there's a drainage issue, we'll correct it: adjust the falls with tapered insulation, replace blocked outlets, or add an overflow where needed. A flat roof that drains properly is a flat roof that lasts.
